Energy Efficient Mortgage

The Energy Efficient Mortgage (EEM) is a government-sponsored financing tool that allows consumers to add the cost of energy efficient upgrades to their FHA/VA loan at time of a loan initiation.  With an EEM, there is no additional income qualifying - if you qualify for your FHA/VA loan, you automatically qualify for the EEM. 

The EEM was approved by congress in the late 1980's for the purpose of allowing consumers the opportunity to have an energy efficient home through upgrades that would be otherwise unaffordable.  Once the loan is funded without an EEM, this opportunity is lost.

A homebuyer taking advantage of an EEM will realize the benefits of a cleaner, quieter, more comfortable home that uses significantly less energy.  In most cases little or no up-front costs are incurred.

The following energy efficient improvement can be obtained through an EEM:

  • New high-performance windows and sliders
  • High-efficiency furnaces, air conditioners, and water heaters
  • Insulation of attic and walls
  • Weatherization (weather-stripping and caulking)
  • Duct sealing (diagnostic testing before and after)
